- I send you an email with information to help you get organized which will help me assist you thoroughly and efficiently. You answer the questions in the email and provide me with information on your property and your situation in the comfort of your home or office and conveniently reply via email with your answers.

I review your answers and information and research your property and situation.

I set up an in-home meeting with you conveying my opinions, research finding, giving guidance & direction.

I send all necessary documents ahead of time via email so that you have them available to you to fill out when it's convenient for you before our in home meeting.

I will educate you on the current and changing market - Active Pending and Solds comparables.

I set up auto searches so you are aware any changes in the market immediately when the occur. These search results are sent directly to your email in box.

I pre-market your home, if desired. This includes highlighting your property my weekly market updates e-newsletter as well as having your own web page on Blue Line Realty's web site. Pre-marketing is getting the word out on your property but no showings occur until you are ready.

I photograph your property and am well known for my photography skills. Or, I'll arrange for a virtual tour photographer. I recommend Jeff or Jessica at www.loopphotography.com & 612-710-1192. I recommend their deluxe tour which comes with 10 video tours and at least 12 still shots. The cost is $119.00 for the tour and photos and $25.00 for a link to www.realtor.com totaling $144.00 for the package. This amount is payable to the photographer at the time the photos and tour are taken.

To help present your property in the best possible way, I recommend you have www.pillartopost.com perform a pre market home inspection. This inspection will help identify any problems that exist, will help you correct them if necessary, will help you price your property appropriately, and will give your buyers information to make a confident decision. Having a pre inspected home will set you apart from other homes. I strongly recommend providing this to your buyer. Contact pillar to post directly through their website. Prices will vary.

I will help you arrange to have your Private Sewer and Well inspected and certified BEFORE your homes goes on the market.

I place your home on the MLS (Multiple Listing Service). I fill in all searchable fields appropriate for your property.

As part of your MLS listing, I include 10 photos on the MLS listing, supplements as needed, and disclosures. I will include the Virtual Tour Link as well as the professional photographers photos if any.

I set up auto notification to your email so that you’ll know when your home receives a viewing on our featured listings page.

I place your property on Blue Line Realty.com with its own content rich web page, in addition to the featured listings page.

I place an unseen hit counter on your property's web page on Blue Line Realty.com to keep track of hit totals.

I email former, current, & future clients as well as friends, family, and realtors with a Just Listed announcement on your property.

I email you the 3 links (MLS link, Featured listing page link, and Web Page link) for your review and forwarding ability. You may distribute these links to your contacts.

I set up the showing appointment line. Realtors interested in showing your property will call the appointment desk (on a local number and speak to a live person). The appointment desk takes the showing request then calls you (if you wish to receive a call to give permission). You confirm the request with the appointment desk and they will confirm the showing request back to the realtor who requested the showing. All showings are logged into your homes' showing history.

I give you 24/7 access via the internet to check your scheduled showings.

I email you notification reminders of your showings.

I make three requests for feedback after each showing. You receive a copy of the feedback provided by each realtor at the same time I do. NOTE: Unfortunately some realtors do not respond to these requests so feedback is not guaranteed but I do solicit feedback after all showings three times.

As a reciprocal broker, I provide all brokerages with information on your property so they can display it on their websites. Blue Line Realty has no control over what information about your property is displayed on another brokers web site.

I provide a content rich in-home marketing book for those potential buyers and realtors showing and viewing your home. The in-home marketing book is tailored for your home and typically contains information such as disclosures, flyers, local information, & school information.

I print copies of the have MLS Listing for in-home marketing.

I print copies of the Disclosures for in-home marketing.

I give you direction and assistance in getting your association documents such as Bylaws, Covenants, Rules & Regulations gathered to display for showings as needed.

If required by your city, I'll help you arrange to have your Truth in the Sale of Housing Inspection completed and certified. The following cities require TISH inspections: Bloomington, Brooklyn Park, Crystal, Hopkins, Maplewood, Minneapolis, New Hope, Osseo, Richfield, Saint Louis Park, Saint Paul & South Saint Paul. I recommend Structure Tech for these TISH inspections. Contact Neil or Ruben Saltzman at 952-915-6466. This list is deemed reliable but not guaranteed. Check with your city hall to see if a TISH inspection is required.

I place a For Sale sign in your yard with appropriate sign rider as needed. (I use step in yard signs. Hanging cross arm signs are $55.00 extra). If you want to have a brochure box, that will be $10 extra and you will need to keep it stocked. I prefer to not have a brochure box so I can be proactive with all who inquire and tell them about your property. If they take a brochure and never call me then I won't get the opportunity to talk up your home.

I place an electric lock box on your property to control and log realtor access. This is the highest form of lock box security available for sellers.

I place the order for a Home Warranty on your property, if you choose this option. NOTE: This option is $425 for basic single family home coverage and covers your property during the listing period and the buyer for one year after they purchase your home. It is paid for at the closing out of the proceeds on your property.

There are about 50 people involved in the sale of a property. I keep everyone on task and heading toward a successful closing. While I cannot guarantee that no glitches will occur, I will get through any rough spots with you with excellent communication and swift problem resolution skills.
