Sellers Questionnaire / Profile This a lengthy list of questions and information to help get sellers organized and oriented toward selling their home.
In Home Market Analysis An educated seller makes the best decisions. We will help you compare homes in your area that are Active, Pending and that have sold recently. We will give pricing suggestions based on current market information and your selling goals.
Market Preparations & Suggestions We may suggest de-cluttering, depersonalization, off site storage and offer basic staging services. Be sure to consider professional staging services for maximum impact. See Staging Info below.

Pre-Market Home Inspection+ A pre-market inspection can identify potential problems and deferred maintenance items, and will help sellers price their home correctly. As a result of the inspection sellers can decide to repair or replace any items or leave them as is. A pre-market inspection adds comfort and security to the buyer because they know that the home they are buying is worth what they are paying and comes with no hidden surprises. A pre-inspected home tells the buyer that you want them to have a great experience and that you have nothing to hide. Step 2 - Get Set
In-Home MLS Sheets Blue Line Realty will provide sellers with the first set of 10 MLS sheets and a digital copy of it as well. The seller is responsible for keeping their home and or brochure box stocked.
Seller's Property Disclosures and All Paperwork Provided Blue Line Realty will provide sellers with the first set of disclosures to display during their showings. Seller is responsible for keeping their home stocked with the disclosures. During the listing, purchase agreement all the way up to closing, all paperwork, contracts, and forms will be provided as needed.
Step-in Yard Sign for Properties Under $300K Blue Line Realty will provide a professionally designed metal step-in yard sign. This sign stands independently and does not hang from a cross arm post.
Post and Hanging Sign for Premier Homes Priced at $300K and Above If desired, Blue Line Realty will provide you with a professionally designed elegant yard sign for your property if it will be listed at $300K or more. This sign hangs down from a post and cross arm in your yard. If not designated then a step-in yard sign will be installed.
Brochure Box Blue Line Realty will provide you with a brochure box upon request. Brochure boxes require a daily commitment as sellers are responsible for keeping them stocked. With a brochure box, I will not be able to speak to potential buyers driving by to try and sell them your home. I prefer no brochure box.
Directional Arrows Blue Line Realty will provide sellers with directional arrows if their municipality allows as supplies allow. If they get stolen or are removed they will not be replaced.
Electronic Lock Box Blue Line Realty will provide an electronic lock box for your property. The electronic lock box is the highest and best form of electronic security available. Only realtors in good standing with the Board of Realtors who have current electronic keys will be allowed access to show your home.
Home Warranty by HMS+
Blue Line Realty has partnered with the HMS Home Warranty Company to provide this valuable option. Choosing to provide a home warranty, the seller will not only be covered during the listing period, but the buyer will be covered for one year following the closing. No more dreaded telephone calls after closing about an appliance, furnace, or air conditioner that is not working properly. They and many other items are all covered. If your property does not sell and you have filed no claims on the warranty then there is no cost to you. Sellers only pay for their warranty at the end of the listing if they have filed a claim on it OR if a warranty was negotiated into the purchase agreement with the buyer. Basic single family home coverage is $425.00 and is paid as a closing cost at closing.
Virtual Tours+ Blue Line Realty offers virtual home tours by www.loopphotography.com. These multimedia images are the most advanced in the business and include 10 tours and 12-20 still photos. The high impact tours acquaint perspective buyers with the best features of your property. If you elect to provide this added feature to your listing there is an additional fee of $119.00. If retakes are desired then there will be an additional charge of $25.00. If you want the virtual tours to appear on www.Realtor.com then there will be an additional $25.00 fee. The photographer will be arranged by Blue Line Realty and all fees will be paid directly to Loop Photography at the time of the photos and tour.

Step 3 - Go!
Full MLS Listing The MLS allows 10 photos to be posted per listing, including the main photo. Blue Line Realty will post up to 10 photos – unlike many brokerages that post just 2, 3, or 4.
Supplements Uploaded to Listing as Needed
Sometimes a supplemental document is needed to fully describe the property for sale. This is done in a separate document that gets uploaded and included with the MLS listing. The seller will put together the supplemental document, send it to Blue Line Realty via email and we will upload that document in the correct file format to the MLS listing. The MLS does not allow photos in the supplements.
Your Property Presented on "Featured Listings" on Brokerage Website Blue Line Realty further highlights our listings and increases your web exposure with a special web page called Featured Listings. Check it out today.
Notification of When Your Property is Viewed on "Featured Listings" Page An email is required for this option. Every time your home is viewed on our Featured Listings page, you will get notified. Keep track of your viewings and when they start to slow down, you may wish to alter your listing price and or terms.
Screen Non-Represented Buyers for Ready, Willing, & Able to Purchase
Any potential buyers who contact Blue Line Realty will be screened for their ability to purchase our clients properties.
Appointment Set, Track & Feedback Solicitation When a Realtor wants to show your property, they call our appointment desk. Our appointment desk gets all the information for the requested showing, contacts the sellers per the seller’s direction, sets up the appointment with the sellers, then contacts the agent requesting the appointment, confirms that appointment with that agent and solicits feedback from EVERY showing agent via email. Please Note: feedback is requested in 100% of the showings that occur on your property however feedback is received from the agents who do the showings only 20% of the time.
Cross Promoted on Realtor.com & All MLS Brokerages All MLS Brokers in Minnesota have signed an agreement which allows each broker to display each others listings on their websites. All MLS listings are also available on www.realtor.com, the most popular real estate website on the internet.
Auto Searches Set up The real estate market is dynamic and always changes. Daily, it is possible that property enter the market, go into pending, cancel, expire, or sell. Blue Line Realty will set up an auto search which will notify you immediately of all changes in the market relative to your home. With current information you will make informed decisions.
Your Property Sent to Emails of Private Parties, Clients, Investors and Realtors We spend our time where it will have the most impact for our sellers which is on the internet, phone, or in email and fax campaigns to advertise your property.
Benefit of Electronic Advertising of Brokerage Web Site Blue Line Realty is cross linked on many other websites and web rings on the internet. These cross links exist to direct internet traffic to the Blue Line Realty web site. The more visitors to our web site, the more likely it is that your property will have a potential buyer.
Sellers Control Their Listing While Blue Line Realty is the broker, we want our sellers to know that they maintain control of their listing. Sellers will determine their on the market price, any price reductions or terms. |Note: All Blue Line Realty listings come with the ability to cancel listing at ANY TIME for ANY REASON.
Contact Maintained Per Request The biggest complaint that sellers have is their Realtor did not communicate with them during their listing. Blue Line Realty communicates with our sellers via fax, phone, email or text message as often as they request.
Full Representation, Offer Reception & Negotiation Blue Line Realty professionally represents our sellers and their best interests during all phases of the listing. We receive the offer, negotiate it with you, secure the purchase agreement and help keep it together through closing.
Arrangement & Attend Closing There are over 50 people involved in the coordination of a closing. Blue Line Realty will handle your closing smoothly and efficiently - all at no extra cost to you! While there is no legal requirement for a realtor to attend closings, Blue Line Realty is happy to attend your closing if you would like. Sometimes being there provides peace of mind for our sellers, and may even resolve glitches that occur. Most often Realtor assistance is not required at the closing. Please Note: Closers charge a fee for their service but Blue Line Realty does not charge a fee for coordinating and attending the closing.
Open Houses+ Historically, Open Houses allowed the listing agent to try and sell the home, to display their other listings, or to sign up new buyers for other properties. Open Houses bring in nosy neighbors, unqualified buyers and waste the seller’s time. Blue Line Realty understands that there may be some sellers who will want to have an open house. If you wish to schedule an open house an additional fee of $200.00 per open house will apply, plus the costs of printed materials and advertisements. Each open house conducted by Blue Line Realty will be 2 hours in duration and will be paid in full by the sellers upon completion of the open house. Sellers may choose to hold their own open house and should contact Blue Line Realty to coordinate their marketing efforts.
