Why Have Representation? *

Buying and selling a property is most likely going to be the single largest financial transaction you'll be involved in. It needs to be done right and it needs to be done in a manner that affords you the most protection with the most favorable of terms. Read what our clients thoughts about their representation.

Blue Line Realty offers both Seller and Buyer Facilitation, Seller and Buyer Brokerage, as well as Dual Agency.

With your transaction, you'll want to make sure you get the highest level of representation meeting your comfort level.

You see, when you have no representation, you are saying, "I can do it without any help or guidance." If the other side has representation, then you are at a huge disadvantage. It's most likely the other party will have representation and so without representation, you'll be on an uneven playing field.

When you have representation, you are saying, "Yes, I want to be sure my best interests are being served." When there are two agents or representatives involved it is the best way to ensure your interests are being upheld during the transaction.

With Facilitation: The Realtor essentially does the paper work for you but offers no representation.

With Representation: The Realtor acts as your representative in your best interest.

With Dual Agency: The Realtor acts as both the buyers and the sellers representative. This can cause a conflict of interest if not handled appropriately. At Blue Line Realty, we have successfully satisfied both clients during transactions with this type of representation.

Going to a Builder or a FSBO without Representation: If you go directly to a builder or a fsbo, make sure you have representation in place who will make the initial contact for you. Once you start the communication process they will most likely not allow you to bring in a representative later on.

Bottom line: Make sure you have representation in all real estate matters - you can be sure that the other party will!
